Imagine escaping to a tranquil retreat where nature takes center stage. That's the essence of Prospect Berkshires, a stunning 'landscape hotel' nestled in the heart of Massachusetts. This project transformed a once-neglected campground into a year-round haven, featuring 49 prefabricated cedar cabins thoughtfully arranged around a picturesque lake. But the journey to create this unique destination is just as captivating as the final result.
Local design-build company Alander Construction spearheaded the project, envisioning a seamless blend of modern comfort and natural beauty. The team, including Ian Rasch, Roman Montano, and designer Jade-Snow Carroll, carefully planned every detail, from the cabin layouts to the restoration of a historic building.
The site itself, located in the scenic Berkshires, presented a unique challenge. The team collaborated with New York-based design studio Gans and Company to masterplan the 30-acre property, ensuring both privacy and accessibility for guests. They also tackled a crucial environmental project: updating a local dam in partnership with the Army Corps of Engineers. This initiative, as Carroll explains, aims to improve the long-term health of the lake, a testament to their commitment to sustainability.
At the heart of the property is Cliff House, a restaurant built within the framework of an 1870s structure. The team preserved the original American chestnut frame, incorporating it into the new, wood-clad design. Any leftover chestnut wood found a second life as furniture, thanks to designer Ben Bloomstein of Green River Project LLC. The restaurant now boasts a welcoming wraparound porch and a striking standing-seam metal roof.
But here's where it gets interesting: the cabins, designed by Alander Construction and fabricated by Amish building studio Zook Cabins, are a study in minimalist elegance. These cedar-clad structures offer a sense of seclusion, with large windows that frame breathtaking landscape views. Inside, you'll find pine interiors and subtle pops of color. The cabins come in two sizes, some with bathrooms and some without, all designed to keep the focus on the surrounding environment. As Carroll puts it, the goal was to create a 'quiet space' where nature could be the main attraction.
To further enhance the natural setting, landscape designer Raina Weber, along with landscape studio Andropogon Associates and environmental consultants BioHabitats, implemented native plantings, including the planting of more than 2,500 trees as 'wetland gardens' along the lakeshore. These additions not only beautify the area but also help cool the site, attract pollinators, and stabilize the shoreline.
Additional amenities include a large wooden pavilion with a polycarbonate roof for outdoor gatherings, personal saunas, and dock infrastructure.
And this is the part most people miss: the project's success lies in its ability to integrate guests with the landscape. Prospect Berkshires joins a growing trend in hospitality, with other notable examples including mirrored cabins in Oregon and A-frame cabins in Colorado.
